Lease agreements we offer:

Flat Cash Rent:

The most popular lease agreement amongst landlords, we pay you one flat rate per acre either all in the spring or half in the spring and half in the fall. Very simple and consistent cash flow no matter what the yields or prices are. A very low management strategy
 

Flexible Cash Rent:

This lease agreement gives you a guaranteed payment every spring, typically lower than what a flat cash rent would be, and then pending the average grain price and yield, a bonus payment may be paid in the fall it is a good year! Gives you the ability to increase your cashflow in years of high yields and prices, but the downside is in low yield and price years, your income will only be the guaranteed payment. More management required than flat cash rent.

Sharecropping: 

This lease agreement is the most hands-on and takes very active management. You will physically receive a portion of grain at the end of harvest to sell at the local elevator and then owe your portion of the expenses at the end of the year. This lease agreement has lost popularity over the years with the amount of management required on your part and the downside risk from a bad year of crops
